Floorboards over existing quarry tiles in kitchen?

Anonymous user 23/02/2024 - 2.48 PM

Hi, I am renovating an early 1900s house. I have knocked through the kitchen to the dining room. The dining room has original floorboards. The kitchen has red quarry tiles which are a bit tatty. The original survey mentioned a probable lack of DPM in the quarry tile floor and some small damp readings on the back kitchen wall - but nothing significant. Behind that back kitchen wall is a churchyard grounds. The survey noted that the lands slopes, so the ground there is above the floor level in the house. I am thinking through flooring options for the new kitchen diner and ideally I would like to have floorboards running all the way through. I would appreciate some help on whether this is possible and what measures might be needed regarding damp, levelling the quarry tiles etc. Thanks Phil

In regards to the damp insure I would check that the ground level outside against your house is at least 4 inches below the damp course level...anything nearer or above that line can and will cause damp issues. You could put in a false floor on top of the tiles by sitting timber joists on pads much the same as out door decking and then laying the flooring over that but you will loose 5" of room height.... Or a better option in my opinion would be to screed over the top of the existing floor tiles using a mix of sharp sand and cement and laying engineered laminate wood flooring over some underlay which would sit sandwiched I between the screed and laminate floor. Hope this helps. Ben
