Water Appearing in Circular Patches on Inside Wall - Horizontal Crack on Outside Wall Above Window

Anonymous user 23/02/2024 - 2.48 PM

Hi, I'm hoping someone can shed some light on this. After heavy rain, two circular patches of water have appeared on my inside, living room wall, slightly above and to the right of the window; one patch is beginning to spread during heavy downpours. Inspecting the outside of the house, there seems to be a horizontal crack running above the living room window. Do you think this could be the cause of the leak? We had new windows installed last year, so I'm wondering if something has happened then, e.g. an issue with the lintel, or could there be something structurally wrong with the house? Thanks.

Are you a tradesperson and able to answer this question?

Hi, From your description, it sounds like damp is coming though the crack on the external wall. There is a possibility that the lintel could have shifted whilst the window was being fitted, however, this can only be determined by closer inspection such as removing the current render surrounding the area. Depending on the cause of the problem, it should be easily remedied (i.e by securing the lintel, strapping or meshing the crack and sealing it again). Hope this helps! Duncan
