Removal of a load bearing wall without building control

We had a load bearing wall removed 15 years ago and a new open plan staircase fitted, and at the time the builder said we didn't need building regs . We did however have a structural engineer come to the house, and calculate the steel that was needed. We are now selling the house and everything is going through, but questions are being asked about the alterations. Was our builder right?

Providing the builder installed the correct steel beam that your engineer recommended, and ensured it sat firmly on the brickwork to transfer the load down, then it should be okay. However, some buyers will want the reassurance of building regs. It is always advisable to get building regs.
There is some small wiggle room on this, but it's better to err on the safe side.

No your builder WASNT right.You should have had building regs as they would have checked the work against your engineers drawing and signed it off. Your builders incompetence will now cost you.

Don't stress until you know the answer, ask the question and provided the work was carried out to building regulations AT THAT TIME then they should not have a problem passing the work off provided you pay for them to do this, just make sure you have the original paperwork from the structural engineer and builder dated when the work was completed. I have had this done before, the work didn't meet requirements but did at that present time work was completed so was passed off
