How will a well affect our build?

We live in a ex-coach house built in 1902. To one side of house, about 12 feet away from the external wall, is a working well. The previous owners have plumbed the well to operate two water features further away in the garden. We are currently hoping to extend the side of the house next to the well. My husband is a civil engineer so has a good understanding of the issues involved with this. However, before we get drawings done, or employ a structural engineer to do a survey - I wonder if anyone has an experience of similar? Ideally we would like to keep the well as it is, with the extension/orangery stopping short of the well by a couple of feet.. But understand this will probably be disallowed by building regs.. I really look forward to hearing your thoughts.

Hello, Current regulations regarding drains state that the foundations for the proposed extension must be to the invert level of the drains. I suggest that you spend some money and get a soil survey completed. You'll have a better idea of the ground conditions and whether or not the building control officers will allow you to dig deep strip foundations or if you'll have to pile. My opinion would be that a piled foundation is likely, but that's without seeing the site. regards Andrew
