Leak in new extension - is it possible that rain could seep in through gable?
Anonymous user 14/03/2024 - 2.32 PM
We had an extension added to our 12 yr old house last year. After heavy spells of rain, a patch of damp/water appears on the ceiling of the extension just in the area where the wall and ceiling meet, it is always in the same area. The roof of the extension starts about about 8 ft or so below the main house gable roof. We have got the builder back at least 3 times, and all he ever does is put on more sealer around the lead strip, they have never removed any of the slates and they now say the rain must be seeping in through the original outside gable wall and down behind the new extension. They say they will remove 3-4 feet of plaster/dash and reseal the outside wall above the extension, but that we will have to pay them for this work as it was not part of the original job and that the fault lies with our original house. Is it possible that rain could seep in through gable in this way? Should this only be our last case option and maybe they should consider removing some of the slates first and investigating if anything is wrong underneath?
