Wet Roof Timbers Under Concrete Tiled Roof
Anonymous user 28/02/2024 - 3.01 PM
My roof is 1930's tiled and has no felt backing. Concrete tiles on top of closed boards. As observed from loft space boards are wet on underside of tiles on east face after rain and strong winds. Observed from outside there is a build up of moss on the roof tiles. What action should I take ?

maybe one of the reasons is the build up of moss. you can remove the moss with a toxic wash.
There are Environmental and Health & Safety regulations relating to the removal of moss using toxic washes, so be careful to check the Building Research Establishment (BRE) Digest 139, “Control of lichens, moss and similar growths” or make sure the professionals you hire already have.
also make sure you have plenty of ventilation to the roof space, i.e vented tiles

I would get someone around to carry out a FREE roof check, get them to look for cracked, broken or misplaced tiles, having them re-aligned or re-seated will not cost thousands and is far cheaper than having a re-roof or new roof.
The boards are wet because of water ingress, resolve that problem and the leak will be history.
Advice: Use a reputable organisation who offer a FREE inspection at the start and make sure you are given a report on the condition of the roof, then you can make a balanced and better informed decision.
For reference - organisations do offer fungicidal wash treatments, but these should only be carried out when the roof is secure, if you have a leak, power washing the roof is NOT advisable.
