Damp patches on chimney breasts - wet to touch after roof repaired and flashings replaced

We have recently moved into a Victorian 2 bed terrace and started to notice patches appearing on the chimney breasts (which are positioned on the gable end wall, end of terrace) in both of the bedrooms. There were and still are streaks in the loft on the same gable end wall where water seemed to have been leaking via the chimney flashings. After taking advice we had the roof repaired and flashings replaced two weeks ago. Since then the damp patches have been wet to touch and have possibly got bigger. Is it possible that in drying out it has brought the damp to the surface of the plaster? Or do we need to consider other options? Thanks Simon

It is really impossible to say what is causing your issues without looking at the wall and chimney ,it could be any number of things - re-pointing, cement on top of the chimney, cracked / unventilated chimney, wrong material used. It should be starting to dry out not getting worse. Your best bet is place the job on the site and get a local expert round to check it and find a solution/cost. Good luck Alex

Sounds to me like water is getting in the brickwork of your chimney. It could be that you may need to re-point the brickwork and re-mortar top of the chimney, it could be that it's in a porous condition allowing water to absorb into the chimney stack? Just ask the chap who repaired it, did he check the felting around the chimney to make sure it was ok? This also can be a problem. Kind regards Bill Varey from APM action property maintenance
