Leaking conservatory where it's joined to the house

Several attempts have been made to resolve this leak by separate roofers and it's still leaking. Water is dripping inside the conservatory where it is joined to the house, water is staining internally on the plaster on the bulkhead above the conservatory doors leading into the room. Guttering, tiles etc have been sealed over and over, 3/4 rows of tiles have been lifted and new batons and felting fitted. Above the conservatory roof is 7 rows of pitched slate tiles (batons & felting replaced in this area), above that is lead flashing which PVC cladding sits on top (it's a dormer property). Most recent visit by a roofer said he thought a valley/dipped area on the top of the lead flashing was the cause of the problem and water is collecting here and running down inside. He suggested to cut a section away of the pvc above the lead flashing, re-bed the lead flashing and cover the PVC cladding with a new piece of trim/beading (I can download a pic). I'm worried that as the PVC cladding is aro 15 yrs old it'll crack/split and the whole lot need replacing (it covers all of the second floor) and also that again the problem won't be solved although this is the first time this has been suggested and other remedial attempts have failed. Help please!!! Thank you!

Hi, Without seeing the leak, I would have to confirm with what you have been advised, the pvc should not crack but if it did, there would only need to be 1 or 2 boards replaced. It is more than likely that the lead flashing has blown or cracked and would need replacing. Hope this helps, Rob The Full-Worx

It sounds like you have a box gutter at the back, this needs cleaning out every year, if this hasn't been done try first as its free
