Bathroom Fitting

Builder walked off job, now wants more money

Anonymous user 23/02/2024 - 2.47 PM

Hi, I have had issues with a local builder, details below in chronological order. Please comment. We engaged builder A to renovate our house. Things moved on, albeit very slowly. Key jobs were: Strip out Bathroom, repair floor (Sagging) refit etc with tilling. Strip out Kitchen Plaster, new electrics and refit with new worktop (supplied) After a couple of months of slow progress, and us continually being approached for money for this and that and we had paid in cash (his insistence) £2,100. Builder A then stated that he could no longer continue and we should use Builder B. It came to light that Builder B had actually been doing all the work! By this time the bathroom had been stripped out, tilled and shower cubical put in. (Shower, cubical and fixtures supplied by us) Kitchen had been refitted after plastering, no electrics or plumbing done. We were then told by Builder B that we owed him money for works so far! We said nope, see Builder A, he employed you. This rattled around for a week or so with threats from both to come and "rip out what they had done". I then employed another builder, who finished the work quickly and completely, during which he had to do the electrics in kitchen, refit work top (had a 1.5 inch slope on it, which he showed me with spirit level) and the rub, asked if I wanted the bathroom floor fixing as it was sagging! (basically not been done, just covered over). Now, I have builder A phoning and texting asking for more money for the original works. As he quoted 3k but never finished and had 2,100 already. I know if he gets violent or aggressive to call the police. But where do i stand for the rest of it? NB he did supply us a detailed list and full breakdown of what he intended to do all itemized, and it seems to me that the money paid covers easily the work he did do, despite the quality. I can supply name, company name etc, but would fear for my and my wife's safety. Ta Mark

As the builder walked off the job he broke his contract, you should have gave him notice to return to complete the works within in 7/14 days. If he chooses not to, then you can engage another builder to complete works and put right any works that are not up to standard. When complete, you should pay the 2nd builder in full, and then claim off the first builder the amounts you have paid to get the job complete. Give him 7 days to pay, then take to the small claims court, listing all details in full and any compensation losses you are entitled to. Hope this helps. Kitchen sense

If you have got the builder through one of these web sites go back them and ask them to intervene at least he will get thrown off
