External render for garage constructed of concrete blocks close to neighbouring garage

Hello, I have a garage constructed of concrete blocks. One wall has not been rendered due to it being only 12 inches from a neighbouring garage. Is there a product that can be applied in such a small space? The garage is around 8 meters long and the exposed wall can be accessed via the front, rear and roof. The reason I ask is that we will need to make sure it is weather resistant for years to come if we convert the garage to habitable rooms. Thank you

Hi, it sounds like the wall cannot be rendered due to the closeness of the other wall, I can only think of using a silicone water repellant and spray this over your block work from either end, front and back to try to cover all the wall, as well as from the roof. As long as the joints are full and the wall was pointed as it was built then you should be able to give this a good coat to help with water penetration. To bring this up to regulations for a future change of use for a room at a later stage you will need to go to your local authority and obtain permission for a change of use with building regulation approval and comply to all the regulations that will be in force at the time you intend to change to a room. It is not a small job and you will need to employ a good builder who works with the local authority and building control to give you what you require. Good luck.

Hi. I install concrete sectional building for a living. We also often install a building with plain panels for rendering. And it isn't always possible to render when a building is installed close to a neighbouring building or structure. This however doesn't cause any issue of weatherproofing. All buildings if installed correctly will be sealed with an oil basic mastic down each joint internally then a concrete beveled Follett along floor and once dry a seal ain't applied over that. We also convert these builds for offices etc by lining out the inside of the building and I'm yet to hear of any issues with plain panels causing any kind of weather ingress.
