Extension builders not quoting until architects plans have been agreed

Hi, We are looking to have a second storey extension built over an existing extension which has a slanted roof. Our current downstairs extension is 4.8m out and 5 m wide. An we are looking at a 3m by 3m extension to create an addition bedroom and will create a hallway by taking some o one of the existing bedrooms. We have had three builders to come out and give us an estimate, but all have said they will only quote on architects plans which have been agreed. They have all said it is likely to be agreed as some of our neighbours have done the same thing. I know it will cost us about £1000 to have drawn up. My question is- is this normal? How are we meant to see if it financially viable without having an estimate? We could go to all this trouble to and find out it will be unaffordable or not worth the money. Thanks

Hi ktmd I am an extension/conversion specialist and the position you find yourself in is this. Most builders will only quote on plans as that is the only way to accurately supply you with costs for work required. We feel sometimes that our time to give quotes for work is wasted when some prospective clients just use our expertise at no cost to them for information only and the work doesn't happen . With that in mind a basic extension would start from around £1100.00 per m2 floor area .... Hope this is helpful

I agree with Hutchinson Ltd. Builders will be able to give you an estimate based on the planning drawings but will only be able to give you a formal quote when the building regulation drawings are complete as the building regulations have all the detailed information on them. What I suggest to clients is to get the planning drawings done first and before submitting them to the council, get some builders to give an estimate based on the drawings provided. If within your budget, then progress with the application. A detailed quote from a builder is quite involved and needs detailed specification so that you dont get asked for "extra's" every other day.
