Builder walked off job and threatening legal action if I do not pay
Anonymous user 14/03/2024 - 2.31 PM
My X builder has walked off the job, and I have discovered that he has not had the final stages of his worked check by the building officer. The structural report was done and signed off but the later stages have not been. He has not issued an electrical certificate for the re-wire either. He is threatening legal action if I do not pay in 7 days. Any advice welcome.
Are you a tradesperson and able to answer this question?

Hi Dave.
I have been in this trade for 32 years and have never walked off a job.
You need your wiring certified and if there are unfinished items these should be deducted from the original quote.
Also the work needs to be signed off in full by the local authorities.
If he wants to take you to court let him!
Sounds unprofessional to do this to a client.
Hope this helps
Best Regards
Andy

Totally agree with Andy, your builder cannot withhold your electrical certificate if work has been completed, irrespective of the financial differences. Send him a registered letter confirming that unless you receive the works completion documents and electrical certificates within 14 days from date of letter no further payment will be made , send a copy to the B C O. Do you have a written contract?
