Damp Proofing

Damp patches on internal chimney breast despite replaced slates, fixed flashing and repointed chimney stack

Anonymous user 14/03/2024 - 2.31 PM

My property is a 1940s semi detached ex council house which i bought 3 years ago. Last January I noticed in the bedroom with the external wall a damp patch on the side of the chimney breast. It was near the top where the breast meets the ceiling but there was also a patch lower down the breast. I have had roofers out who have replaced slates, fixed the flashing and repointed the chimney stack but the damp still appears to be coming through. I have also recently noticed a very small amount in the room directly below the bedroom, again on the chimney breast. Can anybody suggest anything? Am I best to get some sort of surveryor out to take a closer look? Thanks

Hi there Is the chimney capped off, or has it a cowling on the flue which is used to stop rain coming down the flue while still venting the flue? If it is capped and the flue is not vented in the room, then it could be condensing inside the flue soot inside the flue, also helps moisture to condense, then come through. Without looking at the chimney difficult to assess but these could be the causes if all other causes are solved regarding roof, flashings and pointing. Regards Joseph
