Bricklaying & Repointing

No lintels as the bricks have dropped above the double glazing windows?

Anonymous user 03/03/2024 - 3.03 PM

Hi I am in the process of buying a house and I have just had a survey done which came back as saying the front of the house has no lintels as the bricks have dropped above the double glazing windows! However, we had a builder go round and suggest they are there and we don't need them installed? I'm so confused, please help! Thanks

Are you a tradesperson and able to answer this question?

Hi. I disagree this job is easy to rectify, you need to purchase 9mm angle iron, take out brickwork directly above and install the lintel. Followed by rebuilding bricks back on top. I could do 5 windows in a day easy. Regards john

I am pretty sure a surveyor will pick up on this. It's very common as when the double glazing companies replace the original timber windows they don't bother putting them in. The problem is that the original timber windows will have been supporting the brickwork above as they were built in as the house was built. Now, when the new windows go in there is no support. My guess is that they do need doing and the builder you had round didn't want the work as it's a pain in the arse!!!
