Need building regs for a loft conversion converted 25 years ago and already converted when bought the house?

Do I need building regs for a loft conversion that was converted 25 years ago and already converted when I bought the house? I got myself indemnity insurance and a structural engineer's report to cover myself, but I'm now selling my house 7 years on and soon as you explain potential buyers it deters them :-( Thanks for taking time out to reply :-) much appreciated :-)

Surprised that buyers are put off by this as it surely has stood the test of time and you have the correct documentation to safe guard its future. Not sure why you feel the need to disclose this detail until the buyers solicitor requests the information at which point the solicitor would advise the buyer if documentation is either insufficient or there is a further underlying problem not to proceed with the purchase.
