I'm looking into partially converting my loft into usable space without a permanent stair case or strengthening the floor. I am hoping to fit two velux windows to give some natural light & cooling in summer & use the space for storage/ home office / playroom What I want to know is how best do I go about insulating between the rafters under the roof tile. I was thinking to use rockwool between the rafters, Pin it in place with some plastic sheeting & plasterboard over the top of this. Is this feasible, will it give me problems with damp or rot in the rafters in the future? will it stop ventilation into the loft space? Also do I need someone to inspect the roof before? (I would be asking a professional to install the velux new access hatch and ladder)

Hi there first of all you need to appoint an professional local builder who have more experience than you. If you intending to transform your roof in habitable room you need to meet the minimum standard of building regulation. Insulation need to meet an reasonable thermal u value and make sure you fix the right stuff. I don't suggest to put rock wool between rafters as is not good thermal and hasn't meet minimum thermal u value. I suggest to go with right insulation from king span or khoolterm and make sure you will leave 50mm vapour layer ventilation between felt and new insulation fit between rafters. Also you need to fallow and advise from an structural engineer about what do you need to use and how you can comply with building regulations requirements. If you will do yourself will be an disaster as job so you need there professional builder to do the job. Anybody can watch YOU TUBE and tri to do building but doesn't mean you are enough knowledge to do so. Regards Romeo
