Water ingress through garage wall from neighbouring patio
Anonymous user 03/03/2024 - 3.01 PM
My neighbours, bless them, have built a patio which backs onto my garage. They have put no drainage on the patio and every time it rains, the water comes through my garage wall and floods the garage. I can live with it but remain fearful long term it will damage the brick work and foundations and the garage may fall down. Is there anyway I can waterproof the garage from the inside and stop the water penetration? I am trying to force them to do something by legal action but can I get the work done and then sue them for the cost?
Are you a tradesperson and able to answer this question?

Hi.
The remedial work needs to be done from the outside unfortunately, you could tank the internal walls but the bricks on the outside will ultimately perish longterm.

Hi there
Really needs to be looked at to ascertain why so much water is coming through
you will not be able to stop the bricks getting damp as it is now penetrating damp they should have placed a membrane in front of the wall above the patio then a water proof plinth at patio level, now you have to stop the penetrating water and also the rising damp
because they have bridged the damp course it needs to be tanked and injected the tanking to stop the penetrating damp and the injection to stop that damp from rising
as for the legal side of things you need to talk to your solicitor.

Joseph
