Do I need plans to have a single storey extension built in Shawlands glasgow?

We are in a terraced house. Neighbour has a kitchen extension and I want to build along this wall. Would be about 3 metres wide by 3.6 metres long. Flat roof. Extension to have patio doors and windows. Will need electrics and a radiator fitted. Walls are pebble dashed. I need to know if this is likely to need planning permission, if so is it likely to be agreed and do I need building plans from an architect. Have not ever known anyone who has had an extension done so dont know where to start. I suppose I need to know if it is even possible that we would be allowed to do this first.

The planning laws in Scotland are slightly different to those in England so your first port of call would be the planning team in your local council. When you say 3.6m long is this the projection from the rear existing wall? If so it is likely you will need to apply. You may be asked to complete an enquiry form and send it to the council but at least you will be given guidance. If they say you do need it then you will have to get plans drawn up and go through the application process (I think the Scottish process involves you sending notice to your neighbours in writing). Wait until you get approval before getting quotes from builders as this will save both yours and their time. Louise UK Property Services

Hi. Don't pay for drawings until you have had a builder give you a rough estimate. You could be throwing over £1000 away if its out of your budget. If an estimate is affordable get drawings done, submit to planning and off you go!! I hate pricing work without drawings but there is something I hate even more, that's spending hours on a full set of drawings working out fixed quotes only to be told the customer can't afford it!!
