Line of damp on living room wall

Hi My tenant has come to me with a problem with damp. I used to live in this house and never had any problems. The damp is about a 2 foot wide horizontal line spreading one entire wall either side of the chimney and the chimney. It is about half way up the wall, it seems to be localised to the horizontal line. Any ideas what may cause this? Thanks Sam

There are a number of possibilities as to the cause of the problem. Take a look at the exterior ground levels and make sure they are not above the existing damp proof course, if you cannot identify the damp proof course a guide will be your internal floor level, the exterior ground should be approximately 150mm or 6 inches below the internal floor. Another possibility is the original damp course may have failed due to age, or movement. Older
Properties have a slate damp proof course which can deteriorate and become ineffective . Thirdly check for any drains which may be blocked or leaking. I would suggest finding a local damp proofing contractor who will quickly identify the cause of the problem and provide you with a written quotation. Simply post the job on my builder and you will quickly resolve your issue. I hope this has been of some use

Hi there
without pictures or more info can not give and advice,would need to survey to see if there are any external issues or internal problems hanging washing in this area ect ?
