Which combi boiler should I chose for my large 4 bed, 1 bath Victorian terraced house?

High ceilings, 4 beds, 1 bath, 1 dstairs toilet (no loft conversion but maybe in 10 years time) terraced house. Replacing Worcester 350 (35KW) combi. Do I go for: 1. Baxi Duo-Tec/Potterton Titanium both 33KW at around £950 incl VAT, flue, clock - both with 7 year guarantee or 2. Baxi Platinum 33HE at £1,068 incl VAT, flue, clock but with a 10 year guarantee or 3. Upgrade to 35KW Glow Worm (Higher flow rate and BTUs) but costs £1,009-£1,172 but with ONLY A 2 YEAR GUARANTEE. 4. Something else? Is a 2 year guarantee a risk? Is a 7 year guarantee a good compromise (raher than paying an extra, say £120, for the 10 years)? Many thanks, J

I would suggest you invite a Gas Safe engineer to carry heat loss calculations to determine actual size of boiler required, as you're assuming the existing boiler is correctly sized! If your budget will stretch, go for a Worcester Bosch or Valliant, both come with a standard 5 year warranty, or can be extended to 7 for a small fee, if the installer is approved by the respective manufacturers.
