Cracked and flaking artex

Hello, I have a small amount of cracked and flaking artex in my house just outside the bathroom. It also looks as though the plasterboard has moved slightly in the corner creating a small gap where the ceiling meets the wall. The house is quite old so I am concerned about asbestos as it also looks as though at some point someone has patched up the plaster (most likely a foot coming through from the loft) I have tried to get advice without any joy, I was thinking of maybe just patching it up for now, but my neighbour (council tenant) told me when he moved in, the council had to come in to repair a hole and then ended up ripping down the whole ceiling due to asbestos concerns. Do I need to go to the same lengths? J

Any Artex applied in properties before the year 2000 should be tested for asbestos prior to disturbance. There are three types of asbestos, blue, brown and white. The first two are the most hazardous and require licence contractors to remove and dispose if safely. Artex falls into the latter category - white which is chrysotile. This is still hazardous waste but can be disposed of at your local tip with prior permission. Removal with a P3 mask and PPE recommended. I would advise to get it sampled, then if positive get someone who is used to dealing with this type of waste to take it down for you. If you were to accidentally put your foot through your ceiling when getting items from your loft, your buildings insurance would cover this removal - that said you would need to make sure your are covered for Accidental Damage (on your buildings policy). You could google B-Sure for a test/sample kit. Hope this helps.
