Baxi Boiler ? repair or get replacement !

We had a Baxi Condensing boiler fitted just over 2 years ago, then had a loft conversion. Radiators work well in loft but ensuite shower has never worked properly (initial test from plumber seemed to get very hot, but never replicated in real life !) Now boiler is out of warranty and though had a Baxi heating engineer just before warranty up, he said nothing wrong with it ! tried to get another engineer out, but he refused point blank on hearing it was a Baxi !!!! Now we are thinking of just giving up on that one & getting a new boiler alltogether. Desperately need recommendations of good make & prices for boiler & fitting. 4 beds, 1 bath 1 ensuite over 3 floors. Thanks for the replies so far, but major difference is that we don't have a cylinder - we have a Combi Boiler - oops, I think I put condensing by mistake. There is nowhere to put a cylinder as now have loft bedroom & ensuite. Please could you help ?

Not knowing your budget, I will suggest 3 boiler manufacturers based on my experience and customer feedback having installed them, in no particular order: Worcester Bosch, Vaillant, Ideal. All of these boiler come with a standard 5 year warranty, W-B & Ideal boiler warranty's can be extended by 2 years making a full 7 years parts & labour warranty. Assuming the installer is an approved engineer with these boiler manufacturers, this optional extended warranty does attract a fee between £90 - £120 certainly worth considering. Not sure about Vaillant if they offer extended warranty. Boiler cost's W-B 24kw system boiler approx £850 to £900 inc vat Ideal Logic £750 to £800 inc vat. Vaillant boilers similar cost as W-B. due to the size of your property and your hot water demands, I assume you have an un-vented cylinder to meet this demand if not you need one, cost £800 to £1,000 based on 145ltr cylinder. Labour costs for straight swap boiler only, assuming existing gas supply is adequate for W-B/Vaillant boilers only £400 to £550, excluding heating controls as I assume they will use existing. Thanks for the update, all modern band 'A' boilers are condensing. You now have a problem, you state there is insufficient available room for a cylinder and your hot water demand is beyond that of any combi boiler on the market capable delivery, even the highest specification boiler will only deliver approximately 18L/min, so if someone is having a shower and another is running a bath or drawing water from a sink you will notice a drop in temperature at shower and flow rate too.

Assuming the installer is an approved engineer with these boiler manufacturers, you get 7 years parts and labour automatically. Boiler. Vaillant boilers similar cost as W-B. due to the size of your property and your hot water demands, I assume you have an un-vented/vented cylinder. Cylinders can cost from £800 to £1,000 based on 210ltr cylinder. Labour costs for straight swap boiler only, assuming existing gas supply is adequate for W-B/Vaillant boilers only £400 to £550, excluding heating controls as I assume they will use. We also charge for a power flush on top of this as most installers won't do this, but this is a mistake as it voids the warranty on the boiler if not completed to the new building regulations. For a new install manufactures do ask for a system power flush before installing otherwise your gurantee is void..(and this is a add on or quote will reflect that do ask your Gas Safe installer to make this clear to you.. With the combination boiler and the size of the house taking in consideration the en suite in the loft space..combination noiler will not work for you. Hot water demand will be as you expierencing now.. I would go for an un vented system -- happy days
