Plastering & Rendering

use of expemet over existing render on old house

Anonymous user 23/02/2024 - 2.45 PM

A builder is coming to do some work on my old stone cottage. Part of this includes re-rendering the gable end of the house. He has suggested using stainless steel expemet, applying base and render coast in sand and cement mortar. This all sounds fine. What I had not realised is that he is not intending to remove the existing render. He insists that this is fine, however my concerns are: a) the wall behind the existing render is damp/wet due to cracks and last years wet weather and I need the wall to dry out. Will it do so if it is encased in a new layer of render b) will the expemet fixings go through the existing render to the stone, or is the expemet being fixed to the existing render c) will this pass building regs d) will I get problems with this 10 years down the line Many thanks, Ffin

I would always advise to remove old render. But in certain cases it is better, easier and more practical to mesh over the existing. Firstly the mesh MUST be fixed securely through the render and into the stone/brick. It should pass building regs, and if done correctly should last many many years. While also drying out the old render and new render in time as the correct water proofing should be used and stop any future damp penetrating through. Good luck

is it lime or cement render that is on the building ? if the render is blow it is better to remove the old render although this will add to the cost of the finished job.
