Damp Proofing

New ext.want patio flush 2 bi-fold but not allow 2 brick drop for DC. NO decking! Way round?

My patio would stretch along the whole rear of the house, all new extension. The DPC is clear to see 2 bricks down. There is a bi-fold door exit and exit from utility. I am happy enough to have a step down from the utility but the whole point of me having bi-folds was to step straight out onto a patio. I really do not want decking and feel there must be a way around having a step. One option that has been suggested is making a "really large step" to go straight out from Bi-folds and then step down to keep the rest of the patio below the damp course. Do you have any suggestions?

There is some points to look for here. 1) is the internal floor at the same height as the garden floor? 2) does the garden area fall away from the house? If both above are yes then what you want to do wont be a problem. Lots of houses have level access thresholds.. I would have an AKO land drain installed across the threshold. Also ensure your builder carries his verticle DPM and the Slab DPC across the threshold. A couple of inch drop would be a good idea if poss

Hi the best way would of been to build a damp tray or extra damp course in to the new extension, but to late for that, if the extension has a solid floor it might be possible to bridge the damp proof course with a gravel bourder or to tank the wall up to the bi fold door cill .Regards Jonathan Dixon Builders.
