Loft Conversion

Changing a velux loft conversion into a dormer

Anonymous user 28/02/2024 - 2.56 PM

We've recently bought a house where the loft space has been converted but just with velux windows so, with the exception of the central part of the room, the height is very restrictive. We want to put in a dormer, is this possible given that the structural work which took place initially was just for the most basic of conversions? If so, was wondering about the rough idea of costs. Thank you!

Hi you will need min 2m head room, if the work has been done to planning per and building regs? You will still have to go through this again. Because you are changing the layout of your house. If the velux conversion has been build to regs, then adding a dormer will cost from 5k Hope this helps

YOU WILL REQUIRE A STEEL U BEAM TO UNDERSIDE EXISTING RIDGE AS LONG AS STATED ABOVE YOU HAVE SUFFICIANT HEAD HEIGHT APPROX 2.4/2.3 MTRS THIS WILL ALLOW FOR THE REDUCTION OF THE STEEL AND ROOF TIMBERS IF THIS IS SURVEYED TO BE OK ALL SHOULD BE GOOD BUT AS STATED ABOVE YOU WILL NEED TO INFORM LOCAL COUNCIL FOR BUILDING REGS AND MAY REQUIRE DRAWINGS FOR SPECS. ?

Yes major work ! firstly if velux windows are on front of your property you will need planning permission to change to dormer ( if allowed !!! ) Secondly and most inportant when designing a loft conversion you place your steel beams , trimmers & joists to take weight of dormer .
