We need to work on a budget, extension or conservatory?

We have recently had an offer accepted on a house. We would like to replace the existing old conservatory which goes across the entire width of the house at the back. Currently you can walk into it via patio door from lounge, the other end is in front of the kitchen, which still retains the wall and window!? We would like to knock that through so it comes directly into the conservatory/extension and it all becomes open. Can we still build a new conservatory with walls either end, or does it have to be a proper extension. It would be approx 7mx3.5m. Pitched or flat roof? With roof lights. We are working on a very tight budget! Anyone got any ideas on rough cost?

Forget the conservatory.It will offer nothing in terms of financial return should you come to sell at a later date.They are also crap in the sense that they are either too hot or too cold.The clincher would be you will NOT be allowed to open up a conservatory as part of the house unless it was up to building regulations standards in terms of warmth.Easier said than done.As for costs,you really need to have tradesmen round to give proper advice as any figure given on here is unlikely to be of any use if the budget is that tight.After all,you will need proper quotes if you were to proceed anyway.

Architect is your first call here. See what you are able to do in terms of budget and planning rules. Then get 3 quotes from reputable builders. Conservatory wouldn’t be a great option in my opinion given you won’t see the financial return when you sell the property one day.
