Concrete tiles on Victorian terrace roof: too heavy? cost of putting in extra supports?

Anonymous user 03/03/2024 - 2.59 PM

I am buying a small mid-terrace Victorian house in Sheffield c.1900. The rear roof was recovered with concrete tiles about 8 years ago. No buildings reg cert available. The surveyor has queried whether the new concrete tiles are too heavy. I have asked for a regularisation certificate from Building Control and for any remedial work to be met by the vendor. However, they may not budge. I want the house, but need to know what sort of costs I may be facing if I go ahead with the purchase: i.e. what would be the cost of putting in additional supports for the rear roof. (The front roof is original - slate tiles which themselves need repairing or replacing). Anyone know a ballpark figure? I know it depends on individual properties, but just a rough idea.

Are you a tradesperson and able to answer this question?

You need to give approx. measures of roof . Width & rafter length ? Is it 1 slope or 2 ? It may be cheaper to replace the concrete tiles with a lighter roof covering

replacing the roof covering with slate may be a cheaper option and doing the roof as a whole would be the logical way to go,without sizes it is not possible to give an accurate quote,it also depends on if their are lead valleys, chimneys to be leaded so based on that could be anything from £4 -7k
