We want to buy a house that will need an extension but have 2 questions which we'd like to find answers for before we put an offer

Hi, My husband and I have seen a small 1930's semi detached house which only has 2 bedrooms but it does has plenty of room on the side and rear to extend (which the neighbours have done). We would prefer to extend at the back as we would want to keep the garage which is on the side. We have a couple of questions 1-Can windows be put on the side of the house on the upstairs level which means they would be facing out into the neighbours garden (they gap between the houses would be approx 4m)? 2- When we move we could only afford to extend the ground floor (kitchen and bathroom) so would have to wait a few years to extend the upstairs? Is it possible to phase a 2 storey extension into two, and is this cost effective? Any advise would be really appreciated Kind Regards Lauren

There isn't a need to apply for planning permission for the extra windows but check if the house is in conservation area as your council can then ask for certain information. Also, discuss with your neighbour first as they may have concerns due to it facing into their garden. You will need to have the new openings signed off by building regs so ensure they are fitted by FENSA or CERTASS registered company and apply for a building notice. It is possible to have a two phase build but the overall cost may be more as opposed to doing it all at once. You would get the foundations laid for a two storey build but leave it at single storey height. You may encounter some disturbance to any internal works done to the ground floor depending on the build design so have this in mind when getting the fixtures and fittings done.
