Looking to buy refurb poroject in Loughton Essex, advice required...

Hi all We are looking to purchase a very small 2 bedroom peiod cottage in Loughton Essex, I am currently trying to get a rough estimate of costs so i can establish what we can afford to offer. I understand its a case of how long is a piece of string but i have to start somewhere. Also, if anyone in the area would be willing to accompany us to our second viewing and provide a rough quote on the below then we would be eternally grateful and of course they would be our first port of call when actually having the work done. We are hoping to offer and start the process asap. We predict we need the following: Engineered wood flooring throughout lounge (7.45m × 3.36m) and kitchen (2.59m × 1.83m) Full kitchen replacement (2.59m × 1.83m) Mid range units, butler sink, tiling etc etc New back door plus fitting New window in kitchen New bathroom plus complete retile (no exact measurements for bathroom, similar size to kitchen) Tiled/slate/stone flooring in bathroom Re carpeting up small staircase and into 2 x small double bedrooms (3.36m × 2.77m) (3.69m × 3.33m) Complete repaint throughout entire property plus sash window frames I do have sales details for this property if further details/photos are required. I also appeal again for anyone who could quote on this kind of work to perhaps offer us some time to attend our second viewing with us and quote on necessary works. If not then a some advice and ideas would be much appreciated. We are new to this and so far it seems rather daunting. All the best Naomi
