Water stains and cracks from a leak on a artex kitchen ceiling

Anonymous user 28/02/2024 - 2.56 PM

Whats the best way to deal with a problem that has arisen from a leak caused by a plumber in upstairs bathroom causing water to leak downstairs through kitchen ceiling causing a number of cracks on an Artex ceiling as well as stained yellow in a number of places. P.S we have owned home for 11 years and artex has always been there so how can we verify if asbestos or not?

Are you a tradesperson and able to answer this question?

If the ceiling is not bellied by the leak, then the best thing is to overboard and skim the ceiling. You can fill the cracks with filler but it will never look right. The cracks will eventually come back due too movement. This would also solve the problem of having the asbestos verified. A good qualified plasterer will solve this problem for you. Maybe your house insurance might cover the cost or contact the plumber who caused the problem. He should have liability insurance, to cover the cost for the work needed.Hope this helps you. Thanks Tom.
