When visiting site for the first time I always offer my advice on the best schemes, I also state that planning permission is not always 100% guaranteed, especially on a proposed extension to the front of a dwelling. This was clearly explained at the very start, I also explained that if the planning officer had any issues I would spend as much time as needed (at no extra cost) to work with the planning officer to revise the scheme so I can get something approved. On this occasion I did this, I spent extra time working with the planning officer to try to get an approval. No revised scheme could be agreed with the applicant. I understand its frustrating when a planning application is refused, I cant guarantee an approval. If there was 100% no chance of an approval on this application the planning officer and I would not have spent extra time looking at and offering other designs/schemes to the applicant. I have certainly fulfilled my obligations (and more) on this job. Thanks Jason
