Chris investigated my leaking roof, took and emailed some photos to me showing what was wrong - slipped slates, cowboy flashband repairs and missing slates. He quoted a reasonable £200 & I asked if he would paint the guttering as well. He advised that it was not properly connected & was rusty, & said it would also be better replaced than spending money painting it. He quoted £120 to replace it with new aluminium guttering which I booked. When he got the guttering he wasn't happy that the shape fitted flush with the existing gutters on either side & took it back to change instead of making do like many other tradesmen would. When he got on the roof he reported that the roof had not been replaced for many years & was suffering from nail fatigue, & that there were likely to be many more slates coming loose in the future. I thought, here we go, now he's up there he wants to do the whole thing! Not so, Chris said realised I wanted to get it fixed quickly & cheaply ready to rent out & said it was something I should consider in the future with a tenant in. He told me that, having examined the flashbanding in greater detail, for a temporary repair they had done a reasonable job, & that rather than rip it up as it is watertight (apart from the loose slates) I would be better saving a bit of money now to reroof later. He reduced his price from £320 to £200 including the guttering - I couldn't say fairer than that. I would definitely recommend him & hope he will quote my next job.
