To be able to live whilst doing this I’ve created two air bnb apartments from rooms in my flat which provided just enough time and money. Unfortunately the cost of living crisis is narrowing the margins so I’m hoping to find small short term jobs locally on the platform to top up my income. Decoration is what I know most about, the trade I’ve worked in longest, I like working on finer details like windows rather than large scale “white outs” I can make rot repairs with epoxy, reglaze. I’ve done a lot of heat stripping prep work. You can see one metal framed window I’ve made good as a before and after pic, another I’ve managed to get a double glazed unit into with reeded glass. There’s two written references from my time doing exterior work in pics and a picture of a shop front/building we undertook in Gibson square in islington. I did another 4 houses in this square through word of mouth. There are couple of pictures from that project of some heat stripped “composition ornament” (this is supposed to be Impossible to heat strip) and a recast/rebuild of a lions head detail on a bracket in lime mortar. I’ve done some repointing in lime after training in this and other conservation works with Essex county council. Obviously I can’t take on gas or central heating work without accreditation but I have done a lot of pipe fitting with compression, push fit, soldered and end feed fittings as well as push fit and soldered waste. I like the puzzle of finding the most economical solution in plumbing. I’ve posted a picture of a mass of joints ready to receive a water heater. You can see a shower cubicle I built in one picture with acrylic tile effect cladding, a wall hung toilet I fitted in stud work, a fitted vanity cabinet built from scratch with chrome sink and recessed wall mounted taps. I’ve done some stud work over the years theres one picture of some around the shower unit which is insulated for sound with rock wool sheeted with double sound block plasterboard hung on resilient bars, I probably wouldn’t be viable installing a lot of this but I am familiar with it I have done plenty of basic carpentry/some lock fitting one pic is one of several fitted kitchens Ive installed, there are several original 50’s units and I’ve had to replicate these to include modern appliances like a dishdrawer. One wall unit (over the hob) I built from scratch to include a extractor fan (opening its door to turns this on) The “art deco” style building is my project at the coast (a former public toilet) I rendered this in lime mortar, inside and out (the first and last wholesale rendering I’ll be doing- 5 tonnes of sand) I replaced all the windows like for like and fitted a deck to the low walled area. This is painted in potassium silicate/Keim paint not many people use this system of conservation paints. There’s a before and after of a terrace with deck tiles, a fence and raised beds I refurbed and re built recently (everything is finished in osmo oil stain) Finally there’s my tiniest air bnb..I do like the challenge of small spaces ( I have to with all I want to cram into my tiny home!) the shower cubicle shown previously is actually behind the door of this room set into the wall. I like to work for people who are interested in their property and have some emotional connection to it Ive done all the work in my property I don’t like to get other people in, I understand the angst an owner may have doing this, I see a lot of trades people hurrying through work without thinking to protect/respect places. I know the high cost of employing people and that sometimes damage can’t be fixed so I try to take care/cover while working. I’m perhaps a bit overly responsible, I worry about things so I won’t take on anything on professionally I can’t make a good job of/I’m familiar with, I do simple work then but thoroughly. I like to do the best work I can, if I find there’s a better way to do something I want to do it, if there’s a better material to use I want to use it. I prefer to repair, repurpose, adapt and work with some original items, I try to find classic style items if I have to buy new. There is little scope to be sustainable with materials/methods in building work but I lean toward that. In the past to fufill Labour intensive/time sensitive/large scale projects I’ve had to employ people but I avoided subcontracting and for the past decade I’ve worked alone I talk a lot.
