Bricklaying- 11 Mar 2023
The builder came to build a single skim brick wall to the side entrance of my house -: around 120 bricks. He agreed to £300 for labour including inserting a door. Upon arrival, of which he came on foot, he had no tools, no bucket, no drill, no ladder. He had to borrow all of my husbands equipment and sent my husband out for extra materials on two occassions. The lintel he asked us to order was the wrong size, we ordered one that was far too big and wasted more money due to him measuring up the job wrong - again a waste of money. Then, we had to drive him to toolstation to buy a brick cutting tool because of this using our own time and fuel. You would assume a brick layer would have tools if they are doing jobs privately - his colleagues excuse was we are just starting up our private buisness. He then started asking for more money and stormed off leaving all the rubbish behind even though we gave him the £300 as agreed prior to the job. The wall itself is okay but again at one point he refused to build up to the top because of a metal screw apparently impossible to remove, so yet again my husband had to assist with the job and removed the screw. Honestly more hassle than it was worth. Also the door was not fitted so now will need to pay someone else to do the job. I do feel bad for them that do not have any equipment but when you pay money for a job you do expect a certain level of service. I wish them good luck in the future and hope they take this advise on board.

Rubin and Sahil are both con men, STAY AWAY FROM THEM. My job was to fit a 29 windows and 6 doors, the quote was average. When they came to look at the job they sounded like they know their stuff. But they know shit. Having to redo all the windows, kicked them off site. Taking money everyday. STAY AWAY.

Unique Lofts created a dormer loft with ensuite bathroom with shower cubicle in our mid-terrace 2 bed house. The team Mark allocated completed the structure of the loft within 5 weeks, faster than their estimation of 6 weeks. All trades persons used by or recommend by unique we're courteous, professional and considerate when we had to work from home. The main structure budget costed exactly as budgeted and all other costs were outlined in the quote. Communication with the build team and Mark was really good and they always answered any questions or concerns I had. The work done has been complimented by all who have seen it and we are still very happy with our new loft room. I am happy to recommend Unique Lofts and Mark to anyone who is considering the big task of converting their loft.

Carpentry- 30 Oct 2026
Navid and partner built staircase with steps overriding each other so half of foot was under each step. Sent them photos to show them how stairs were supposed to turn on the corner and came following day to see that they had made platform smaller so too small to put post for handrail , raised platform so that head height was now too low, none of the stairs were level and stairs were shaking when trying to walk up them. They levelled, strengthened a little and agreed to putting in corner steps as it should have been in first place after taking a further payment then disappeared without putting anything right, doing any finishing or fitting railings They are not tradesmen, and have no idea about building regulations Their work is shoddy. They haven’t got proper tools to even cut a piece of wood straight without splintering and they have no idea of finishing. Do not believe previous reviews are legit

Types of loft ladders offered by installers in Kenley

When you hire a Kenley loft ladder fitter, they will help you to choose and install the right option for your home. This can depend on your ceiling height, landing space, and how often you plan to use the loft.

Your Kenley loft ladder fitter can provide several options, including:

Aluminium loft ladders: A lightweight, cost-effective choice for occasional use. They usually slide down in sections and easily push back up.
Timber loft ladders: Solid and sturdy, they often fold out and come with an insulated hatch.
Telescopic ladders: Ideal for tight landings and hatches, as they collapse down neatly to save space.
Hatch enlargement: If your current loft opening is too small or awkward, ladder fitters can cut and frame a wider hatch to fit your new ladder.

Whatever type of access you need, finding the right loft ladder installer is simple. Just post your job on MyBuilder with any questions you may have. Then, loft ladder fitters in Kenley who are available and interested will get in touch.

How much does loft ladder installation in Kenley cost?

A loft ladder is often seen as a small investment to open up an entirely new space in your home. The final price can depend on the type of ladder you go for, as well as if you need any extra changes to your hatch or ceiling.

Generally speaking, you can expect to pay anywhere from £150 to £600 for professional loft ladder installation in Kenley. See all the details in this loft ladder installation cost guide.

Take a look at the average cost for different loft ladder services:

Standard aluminium sliding ladder (supply and fit): £150 to £250
Telescopic loft ladder (supply and fit): £250 to £450
Timber folding ladder with new insulated hatch: £350 to £600
Hatch enlargement or relocation: £150 to £300

What to ask loft ladder fitters in Kenley before hiring?

Finding the right person to fit your loft ladder is much easier when you know what to ask. When looking for loft ladder professionals in Kenley, ask these simple questions:

Will you supply the ladder, or do I need to buy one?

Some tradespeople prefer to supply the ladder themselves, while others are happy to fit one you've already bought. It is best to clarify this early so you don't end up paying twice or buying the wrong size.

Have you fitted this specific type of loft ladder before?

While most loft ladders seem similar, installing a heavy timber folding ladder requires different skills than fitting a simple aluminium slider. Asking to see examples of their previous work with your chosen ladder type gives you peace of mind. A tradesperson will usually provide images of their previous jobs on MyBuilder.

Does my current loft hatch need changing?

If your hatch is too small, in an awkward spot, or opens the wrong way, it will need modifying to fit the new loft ladder. Knowing if your hatch needs changing will help you understand if the job takes longer and costs more.

Do you have public liability insurance?

Before anyone starts work in your home, confirm that your loft ladder installer holds valid public liability insurance.

This confirms that if something goes wrong, whether that's accidental damage to your ceiling or an injury on the job, you know you are covered. Ask to see proof of their cover before work begins, it takes seconds to check and could save you significant costs later.

Will you provide a full, written quote before starting?

It is always best to get a quote in writing rather than relying on a verbal estimate. This document should clearly break down the costs for materials, labour, and any extra work like hatch modifications.

Is waste removal included in your service?

If they are cutting into your ceiling to enlarge the hatch, there will be plasterboard and timber waste left behind. Make sure they plan to clear this away so you aren't left with a mess to clean up.

FAQs: Common questions about loft ladder installation in Kenley

Do I need planning permission for a loft ladder in Kenley?

You generally won't need planning permission just to have a loft ladder installed inside your home. However, if you live in a listed building or a strict conservation area in Kenley, it is always best to check with your local council first. Otherwise, this type of internal work falls under permitted development.

How long do Kenley loft ladder fitters take to finish the job?

A straightforward ladder swap usually takes a professional just two to three hours to complete. If the loft ladder fitters in Kenley need to cut into your ceiling to enlarge or move the hatch, you should expect the work to take a full day.

Can tradespeople in Kenley fit a ladder to my existing loft hatch?

If your current hatch drops downwards and is large enough, most installers can easily attach a standard aluminium ladder to it. However, many older homes have small, push-up hatches that will need to be enlarged and replaced with a drop-down door to work safely.

If you are unsure what your hatch needs, post your job on MyBuilder and local fitters can assess the situation and advise before quoting.

Do I need to clear the space before my Kenley loft ladder installer arrives?

Yes, you should make sure the landing area directly under the hatch is completely clear of furniture and trip hazards. Your chosen Kenley tradesperson will need plenty of room to set up their step ladders, safely handle the new hatch materials, and test the folding mechanism.

Can installers fit a ladder in a tight landing space?

Yes, if your upstairs landing is very narrow, a professional in Kenley can recommend space-saving options like a telescopic ladder.

These models collapse straight down into themselves rather than folding out, making them perfect for homes with limited clearance. A local tradesperson can measure your space and advise on the most practical fit.
