New Damp and Mould Law The new damp and mould law, known as Awaab's Law, aims to ensure that landlords in Scotland investigate and address damp and mould issues more quickly and consistently. The law requires landlords to: Investigate reports of damp or mould within 10 working days. Provide a written summary of the investigation findings to the tenant within 3 working days. Commence repairs within 5 working days if the investigation determines that work is required. Ensure the house is substantially free from damp and mould as far as reasonably practicable. The law is a response to the tragic death of Awaab Ishak, who died from a respiratory condition caused by mould exposure. It is part of Scotland's broader efforts to improve the safety and quality of social housing. The law will be implemented through a phased approach, with the first set of regulations coming into force on 6 October 2026.
