Plumbing

I notice that some yellow/brown mark appears in the kitchen ceiling this year. I don't think it is just dirt, but potentially water leak. The area above has the hot water tank and likely some pipe work for central heating. There is nothing visible (no water dripping, everything is covered ie floor board on second floor and plaster on the group floor). I would like to get a professional in and see if there is a leak. However, I am not sure who I should be contacting. Should I be calling a plumber, a surveyor, or some other tradesman? Also, how will the tradesman usually identify if it is a leak or not? Will it involve taking down the ceiling or opening the floor board? Thank you very much for the help!

A plumber. The yellow/brown stains will be from areas of joists saturated with water
