I employed Stuart to remove a small conservatory on a plinth wall & build a timber frame lean to on the plinth wall, same size. His substandard & defective work has left me with an unsafe structure that will need to be dismantled and rebuilt. 2 builders have quoted, between £3200 to £4000 & roof materials to correct his work. The roof, Velux, windows and door will need to be removed & several other issues put right. Rafters are cut too short both ends. Wall side they barely rest on the wall plate, this is dangerous & was hidden by noggins, at the gutter end the over hang is too short. Feedback from Velux " Velux is too tight to rafters, no room for expansion, flashing is upside down, tiles are too close to flashing" Windows protrude from frame to varying amounts, instead of being flush, so have to be removed. Fixings are inadequate and random. He said the frame would be built with 8x8 posts but builds 10x8 posts so the windows are too big. He packs the threshold with timber and foam so the sill is not stable. The general workmanship is terrible,the flashing and membrane are a mess, Struts not straight,no DPC, rafters are not birdmouthed onto beam, wall plate at wrong level and packed up with battens. He provided no receipts for materials & was trying to overcharge on several materials. He was seeking money from day 1. He billed me on Friday & by Sunday threatened to knock down the structure if he didn't get instant payment. I have photos emails and texts to verify the above.
