I have been unable to get in contact with him. - The Job Visually looked terrible - He stole one of my adjustable wrenches and promised to return it on multiple occasions before eventually never returning my messages again.

After posting my job Samir replied with ‘I’m working in your area at the moment just finishing a job I can come round if that’s convenient for you, no call out charge.’ However, after he phoned, I was told there would be a mandatory £90 ‘inspection fee’. He said if the job was small the £90 would go towards the total charge. He attended the flat and, in a minute or two, identified a worn-out small plastic part. He said he would charge me £20 for the part and £100 for the fix, so the total cost was £120. He completed the work in just under 30 minutes and informed me the bill was £210. I had assumed the £90 ‘inspection fee’ formed part of the payment, but he said no, this would be on top. In hindsight, other contractors had been quoting £50 per hour for labour, so the £190 I paid for half an hour was effectively almost eight times this rate. To be balanced, he was punctual, polite and competent. Overall, I would advise any potential customers to ensure you are crystal clear on charges.

Had an emergency when a pipe burst in the flat above causing flooding damage. Struggled to find a responsive option when I luckily game across Belgravia Property Solutions. Yosef was a breath of fresh air as he was professional in his approach and was always very accommodating to our family needs. He was patient too as we changed our minds several times so we are grateful to him for that. Tiled kitchen floor unfortunately didn’t go to plan. However, I would give this company credit for trying they returned twice more to replace cracking grout. Floor should have been fully boarded prior to tiling and was only partially boarded. At more expense to us we have had to physically remove all tiles and had the floor fully boarded and re floored without any further issues. Despite issues raised Company given 3 stars because during the problems they were very supportive and they tried to rectify the issues.

This builder expects you to be able to list every single part of the job that needs doing. If it's not communicated through messaging that you need something doing as part of the job then he won't do it. For example - the partition wall that was put up, was not filled because he said that was not communicated in the messages. I would not know everything that should be done in order for a partition wall to look half completed. It is perfectly clear that this is a common occurrence as he repeatedly mentioned how he always shows people the messages sent back and fourth as proof of what they asked for. Bottom line - if you don't know all the tiny steps included in the job you want done then be expected to not get a full job done. He took off £100 off the agreed price due to my disbelief and disgust but this did not help as I then had to find another builder to complete what should have been completed. How can any builder put up a partition wall and not fill where plaster boards are joined
