TYPE OF WORK AND GUARANTEE PERIODS 1) Structural Building Work Includes: foundations, load bearing walls, structural steel, major extensions, roof structure. Guarantee Period 10 years Covers: Structural integrity, defects arising from workmanship or materials. 2) Roofing Work Includes: pitched roofs, re-tiling, waterproofing systems. Guarantee Period: 5-10 years (depending on materials used) Covers: Water ingress, installation defects, premature material failure. 3) Brickwork and Masonry Includes: walls, repointing, retaining walls, blockwork. Guarantee Period: 5 years Covers: Cracking due to workmanship, mortar failure, loose or unstable brickwork. 4) Carpentry & joinery Covers: doors, windows and stud walls, flooring, bespoke joinery. Guarantee Period: 2 years: Covers: Warping, poor installation, structural failure of fitted items. 5) Plumbing and heating installations Includes: pipework, boilers (manufacturer warranty applies), bathrooms, drainage. Guarantee Period:1-2 years Covers: Leaks due to installation, faulty workmanship, in correct fitting. 6) Electrical Installations Includes: rewiring, consumer units, lighting, sockets. Guarantees do not cover damage caused by misuse, neglect, lack of maintenance, or work altered by third parties.
