Adam Favor and NOVA Design & Build are a nice bunch of guys and they are reliable/helpful. However, when it came to coving, architrave and flooring, acceptable standards were unfortunately not met. Other specialists had to be brought in to re-do around 20% of the job; namely certain sections of the cornice and door architrave. In the former, a few things were below standard including: 1) not joining the friezes in the correct places, 2) cutting inaccurately, 3) leaving gaps, 4) using silicon as a filler and adhesive. For the door architrave, the wood was misaligned and not glued/nailed properly. The flooring was not laid well because there are huge gaps at times; sometimes at 1 cm. Since the kitchen has been installed, it is too late to take up the floorboards again. The most dubious thing of all in this job was the quote received for decorating which was c. 15k for 47 m2. This included plastering repairs, but ultimately the job got done by someone else to a high standard at 7k.

I cannot recommend John from Pacho Create Ltd highly enough. I'm a very particular client with high standards, I was impressed by his care, patience, and professionalism throughout. He clearly takes pride in delivering quality work and paid close attention to every detail. Living in a small flat, I was concerned about dust, but John proactively created a solution to minimise disruption, which I really appreciated. He also gave excellent advice on budget-friendly waterproofing products. We had a challenge with large-format tiles, but John worked closely with me to plan the layout, ensuring a natural, balanced finish. The workmanship is outstanding – minimal wastage, precise alignment, and superb attention to detail. I wouldn’t hesitate to use John again, in fact, I’m already planning to have him back to tile around my bath in the near future. I highly recommend him to anyone looking for a skilled, reliable professional.

We had the very intricate loft reconfiguration done with extra big size window installation and full refurb on our recently bought Victorian end of terrace. It was a great experience all along, starting from the quantity surveyor detail level quote provision to the sign off and snagging. I was pleasantly surprised by the attention to detail with what Lux Construction delivered the works, and project manager Jonas professionalism was exceptionally high from my personal experience. On a cold November evening, Tony and his team turned up to provide a quote and within a week this was received. The quoted price came in the middle of the pile, which was a good start and aligned closely to the ballpark figure I'd received from a friend who was also in the trade. We then visited a site they were finishing off, and Tony had the confidence to ask us to speak to the client without him there and they gave us the confidence to proceed. They started in January 2020 and rapidly moved through the works and engaged closely with my architect, Structural engineer and building control and proceeded based on their recommendations strictly. We lived in the property as build progressed and the team ensured that the site was secure every evening and we were safe. As COVID-19 hit and we went into Lockdown, the team continued to come and work (we were separated from them as the house was boarded up) and the only challenge was getting supplies. Tony scoured all over London, picking up items as best as he could and work continued. Once they'd broken through into the old part of the house they continued to progress rapidly and showed utter professionalism. The team lead's attention to detail is impressive, and he gave great recommendations on what would be the right approach when we were laying out features such as window sizing and lighting. The standard of work is excellent and I would highly recommend them.

I met Charlie and his team from CM Builders Ltd when they were completing a loft extension and ground floor extension for one of my neighbours. Quotation and budget I was given an estimate subject to drawings as I was on a strict budget that I had to keep to for the build. Charlie was able to help me keep to the budget, both at the final agreed plan and during the build. The project was complex in that whilst it was a loft extension, all of the house was rebuilt. The only thing kept was the external walls and first floor rafters. Whilst the footprint of the first floor was not being changed I wanted to bring it up to current building standards with extra insulation. All of the plumbing and electrics were also replaced including a new boiler. The overall build has come in on budget, save for agreed enhancements that I did not think of at the planning stage and or building regulations such as double ceiling fire plaster boards. There were also items such as the original stairs that I wanted to keep, but Charlie was able to increase the height space in the kitchen making the worktop much more usable for tall people for a larger part of the kitchen. These were suggested to me as potential options as part of the build. Stage payments The stage payments have all been sensible throughout the build and linked to the ongoing work schedule. I have not therefore had any concerns in this regard. Quality of work This was a very complicated build as unlike the ground floor the first and new second floor are “L” shaped. The new 2nd floor included an en-suite and 2 bedrooms. Overall the house has been increased from 2 bedrooms 1 bathroom, to four doubles and 2 bathrooms. The quality of work is excellent and Charlie project manages his team to ensure that they all deliver to a high standard- if it is not done correctlt they do it again, with Charlie spotting any issues. Timeline of build This has generally gone to plan very well. As with any build you have to be realistic as things will happen outside of anyone’s control. When issues have arisen Charlie manages them to a conclusion. Also be realistic if you are having to manage to a tight budget. I had to plan for various stage receipts of cash before I could order the kitchen and bathroom items - make sure you understand how this impacts the build and availability of the work force, recognising that CM Builders have to book kitchen fitters and plumbers. CM Builders are also very helpful in that they have sorted out issues with the brick work of my freestanding garage (nothing to do with the build) and also a neighbour’s wall that could have been dangerous to the public, should it have failed. Conclusion The whole family are very pleased with the outcome and we now have the equivalent of a brand new house that has been built to a very high standard. This has definitely been worth doing both from a valuation perspective and quality of life perspective. I would not hesitate to instruct Charlie and his team again.
