  • I have been working in the building trade for over 35 years and in that time I have been mostly self employed. I started my career as an apprentice plasterer learning all aspects of plastering including solid and fibrous decorative plaster. I worked for Islington council as a plasterer/tiler doing repairs and tiling walls and floors. My Father was a painter and decorator and I learned my decorating skills painting and wallpaper hanging during school holidays and weekends when I was a teenager. I learned brickwork with my brother who was a bricklayer and we built a lot of extensions and many conversions. Over the years I’ve worked with many different trades and learned carpentry and plumbing I don’t do electrical work but have enough knowledge for minor alterations. Over the last few years I have been converting and altering extensions removing load bearing and non load bearing walls erecting new walls to reposition bathrooms and kitchens. During the warmer months I tend to do exterior renovations and decorating facades. I never take on more than one project at a time. I have customers in east london, north London and Essex who would recommend me.

What to ask a Limehouse builder before hiring?

Hiring a builder is a big step to making your house a home, and before hiring one in Limehouse, it’s important to ask some key questions to help you find the right fit for your project:

What building qualifications do you hold?

Ask your Limehouse builder about any professional memberships or construction-related qualifications they have, such as NVQs or Level 2/3 diplomas in building trades. Proof of their health and safety training, like a CSCS card, is also useful to get.

Will all work comply with building regulations and planning permissions?

Make sure your builder is ready to meet all relevant building regulations and standards in Limehouse, throughout your project. They should explain how they’ll communicate with building control and approvals, too.

Have you completed similar projects in Limehouse before?

Understanding if a builder in Limehouse has worked on projects like yours can give insight into their familiarity with challenges specific to your type of build and location. It’s also quick to view images of a builder’s past works on their MyBuilder profile.

What is the estimated timescale to complete the project?

Ask your Limehouse builder for a detailed schedule. This should include important milestones in your project, like site preparation, foundation completion, structural framing, roofing, installation of utilities, interior finishes, and final inspections.

Do you provide guarantees or warranties for your work? Most building contractors and companies in Limehouse provide warranties covering their workmanship and materials for a specified period, offering reassurance that issues will be addressed post-project.

Will you manage the entire building project in Limehouse, including subcontractors and scheduling?

Yes, many builders in Limehouse coordinate the whole project, managing subcontractors and scheduling all phases of work. This allows for streamlined communication and ensures that all trades work together efficiently, reducing delays and misunderstandings.

How do you ensure compliance with Limehouse building regulations and inspections?

A builder in Limehouse should be up to date with building regulations and arrange all necessary inspections and approvals for your project. They manage compliance from start to finish, helping avoid legal or safety issues.

Are building contractors in Limehouse insured?

Limehouse builders should hold public liability insurance and employer liability insurance. This protects you from financial risk should accidents or damage occur during construction.
