Marcelo was very responsive and accommodating, he is polite and reliable. I appreciate every interaction with prior to delivering the work. When it comes to a to the actual doing the job, I feel that he rushed it. We have 5 doors in total and he did it in one day. This came with a lot of major issues that now I need to deal with. 1/ The door handles are not at the same height. If you are someone like us who like the symmetry this will cause you nightmares. 2/ Large gaps between the door and the frame ( think he shaved a bit too much the door) 3/ Overall finish is a mess, I ll put some pictures for details. Also he left my XL painting sheet outside and it was soaking wet dirty We are also experienced DIYers, I think we could have done a better job if we weren’t being too lazy. The annoying thing is that in order to correct the above mistakes, we would need to order new doors and at least one frame. I’ll have to live with this for now but definitely something to redo in the future.

Extensions- 24 Aug 2020
The end result was OK however there were numerous trust issues along the way which left a very bitter taste. For example we had rubble from another job they were working on, dumped outside our home and they denied knowing where it came from. Also they built over a sewer pipe without blocking it at all, which allowed rats to enter our property - they then blocked the hole with a black bin liner that the rats obviously gnawed through - then we were told the rats came in because of our standard of cleanliness! This would be a negative review however the end result was ok - it did come with a hell of a lot of stress though.

Marsel kindly agreed to do a very small job for me of installing two parking bollards. He came on a Sunday with a friend and worked quickly, checking with me that he was putting the bollards exactly where I needed them. He even brought his own power washer to clean up even though it was an outdoor job. Very pleasant, efficient workers.

I honestly can’t recommend Dean highly enough. He is extremely reliable, trustworthy and genuinely goes above and beyond what is expected of him. Nothing was ever too much trouble, and the standard of his work was excellent. His prices are fair and reasonable, and I always felt I could completely trust his advice and the work he was doing. On top of all that, he’s just a really lovely, down-to-earth guy. I’ve already recommended Dean to three of my friends, which says everything about how highly I rate him. It’s not always easy to find a tradesman you can truly rely on, but Dean is definitely one of them. I wouldn’t hesitate to use him again.

Types of loft ladders offered by installers in New Cross

When you hire a New Cross loft ladder fitter, they will help you to choose and install the right option for your home. This can depend on your ceiling height, landing space, and how often you plan to use the loft.

Your New Cross loft ladder fitter can provide several options, including:

Aluminium loft ladders: A lightweight, cost-effective choice for occasional use. They usually slide down in sections and easily push back up.
Timber loft ladders: Solid and sturdy, they often fold out and come with an insulated hatch.
Telescopic ladders: Ideal for tight landings and hatches, as they collapse down neatly to save space.
Hatch enlargement: If your current loft opening is too small or awkward, ladder fitters can cut and frame a wider hatch to fit your new ladder.

Whatever type of access you need, finding the right loft ladder installer is simple. Just post your job on MyBuilder with any questions you may have. Then, loft ladder fitters in New Cross who are available and interested will get in touch.

How much does loft ladder installation in New Cross cost?

A loft ladder is often seen as a small investment to open up an entirely new space in your home. The final price can depend on the type of ladder you go for, as well as if you need any extra changes to your hatch or ceiling.

Generally speaking, you can expect to pay anywhere from £150 to £600 for professional loft ladder installation in New Cross. See all the details in this loft ladder installation cost guide.

Take a look at the average cost for different loft ladder services:

Standard aluminium sliding ladder (supply and fit): £150 to £250
Telescopic loft ladder (supply and fit): £250 to £450

What to ask loft ladder fitters in New Cross before hiring?

Finding the right person to fit your loft ladder is much easier when you know what to ask. When looking for loft ladder professionals in New Cross, ask these simple questions:

Will you supply the ladder, or do I need to buy one?

Some tradespeople prefer to supply the ladder themselves, while others are happy to fit one you've already bought. It is best to clarify this early so you don't end up paying twice or buying the wrong size.

Have you fitted this specific type of loft ladder before?

While most loft ladders seem similar, installing a heavy timber folding ladder requires different skills than fitting a simple aluminium slider. Asking to see examples of their previous work with your chosen ladder type gives you peace of mind. A tradesperson will usually provide images of their previous jobs on MyBuilder.

Does my current loft hatch need changing?

If your hatch is too small, in an awkward spot, or opens the wrong way, it will need modifying to fit the new loft ladder. Knowing if your hatch needs changing will help you understand if the job takes longer and costs more.

Do you have public liability insurance?

Before anyone starts work in your home, confirm that your loft ladder installer holds valid public liability insurance.

This confirms that if something goes wrong, whether that's accidental damage to your ceiling or an injury on the job, you know you are covered. Ask to see proof of their cover before work begins, it takes seconds to check and could save you significant costs later.

Will you provide a full, written quote before starting?

It is always best to get a quote in writing rather than relying on a verbal estimate. This document should clearly break down the costs for materials, labour, and any extra work like hatch modifications.

Is waste removal included in your service?

If they are cutting into your ceiling to enlarge the hatch, there will be plasterboard and timber waste left behind. Make sure they plan to clear this away so you aren't left with a mess to clean up.

FAQs: Common questions about loft ladder installation in New Cross

Do I need planning permission for a loft ladder in New Cross?

You generally won't need planning permission just to have a loft ladder installed inside your home. However, if you live in a listed building or a strict conservation area in New Cross, it is always best to check with your local council first. Otherwise, this type of internal work falls under permitted development.

How long do New Cross loft ladder fitters take to finish the job?

A straightforward ladder swap usually takes a professional just two to three hours to complete. If the loft ladder fitters in New Cross need to cut into your ceiling to enlarge or move the hatch, you should expect the work to take a full day.

Can tradespeople in New Cross fit a ladder to my existing loft hatch?

If your current hatch drops downwards and is large enough, most installers can easily attach a standard aluminium ladder to it. However, many older homes have small, push-up hatches that will need to be enlarged and replaced with a drop-down door to work safely.

If you are unsure what your hatch needs, post your job on MyBuilder and local fitters can assess the situation and advise before quoting.

Do I need to clear the space before my New Cross loft ladder installer arrives?

Yes, you should make sure the landing area directly under the hatch is completely clear of furniture and trip hazards. Your chosen New Cross tradesperson will need plenty of room to set up their step ladders, safely handle the new hatch materials, and test the folding mechanism.

Can installers fit a ladder in a tight landing space?

Yes, if your upstairs landing is very narrow, a professional in New Cross can recommend space-saving options like a telescopic ladder.

These models collapse straight down into themselves rather than folding out, making them perfect for homes with limited clearance. A local tradesperson can measure your space and advise on the most practical fit.
