Damp Proofing

How do I know if any DPC has been injected at all?

Anonymous user 16 April 2014 - 11.53 PM

I have had an injected DPC performed 4 years ago and the damp keeps coming back. It is at it's worst yet this year. I noticed other houses seem to have a residue around the drilled holes, presumably an over-spill of the DPC? My property has the holes but no residue. How do I know if anything was injected? The property is of solid wall build circa 1910. damp is at bay window wall. Thanks E

you do not say what type of property it is you live in. without looking at the issue it is impossible to say exactly what is causing your issues sorry to say injected damp proof course is only effective if it is rising damp, if it is penetrating damp this damp proof course will have been a total waste of time and money. rising damp is diagnosed wrongly in over 70% of cases that rises significantly higher in older property's. could be a number of different reasons different reasons. your type of building is of solid brick construction, it will have been built using lime mortar, this allows the building to breathe, cement is bad for this type of building as it stops the building breathing,it is to strong for the brickwork. 1. could be the sealant around the window 2. could be coming from the roof. 3 could be the brickwork if it has been re-pointed with a cement mortar/ render rather than a natural hydraulic lime mortar as this will be keeping any water ingress trapped in the structure of the building allowing transfer from external to internal wall. 4 a drip from faulty guttering downpipe, there are so many different ways water can get into the structure of the building without looking it is impossible to say exactly what the cause is. good luck Alex
