i have a ground floor flat. boys bedroom external wall down at skirting area has a damp area in corner of room. have looked outside and no wet area ie gutter or leak from gutters etc. any ideas or solutions

Hi there Do not always assume its a external damp problem from outside or rising damp because you say it is an external wall it could be a cold wall which is causing warm air to condense ,you do not say if it is black mould or just damp looking does it get worse at certain times damper weather or colder again another sign of condensation,need more info Regards Joseph
