Handyman Question

Smoke alarms

do you have to fit electric smoke alarms in a rental house.

2 Answers

Its not mandatory no. But its highly recommended. I visit renatl properties every week and more often than not the battery powered smoke alarms are not working as the tenants take the batteries out when they styart bleeping. As most tenants will not pay a pound to buy a new battery themseleves they end up at risk due to having no working fire alarm.

If a fire were to occur though, you as the landlord will end up being liable as you owe the tenant a duty of care, even though they took the battery out!

See the landlords electrical safety rental guide below for more details;

No it's not mandatory. However for safety and piece of mind, also to save the job of checking the batteries etc it's always advisable to fit electric alarms.
