Permitted development and approved planning

I’ve got an approved permission to square up my house via extension. The extension approved from existing house is to develop the property on the right hand side.circa 2.5m I want to extend deeper into the garden and build an orangery. Would permitted development allow me to build 3m extension without going through the planning permission route. In summary, what I’m asking is. Do I still have permitted right of 3m given I’ve already got approved planning. Does the 3m permitted development apply bolted on to the approved extension.

There are more factors than just the 3m outward - it’s likely if you are building a new extension you will need a further planning application, things such as your total garden area left has to be taken into account etc

In short, no. If the conservatory is to the rear of the side extension then PD doesn’t allow this. You can only extend back from the ‘original’ house, the extension should be discounted when looking at what development is possible. You would be able to extend to the rear of the existing house, assuming the other criteria is meet. You need to review class A of the GPDO. Good luck

This is a good answer: There are more factors than just the 3m outward - it’s likely if you are building a new extension you will need a further planning application, things such as your total garden area left has to be taken into account etc. I would add that its important to have a professional take a look because you need to follow all the permitted development rules which are more involved than simply allowing a 3m rear extension. You may even be allowed more! Even if it looks clear cut I still advise applying for a Lawful Development Certificate to ensure there is no come back and for resale purposes.
