Hi I have a basement flat with a useable space in kitchen which is under external stairs which go up to the front door of house so half of this wall is underground . As there is limited ventilation condensation collects . I had it ' cladded ' a couple years back which really just masked the issue but now think should prob start again and see what can be done . you can tank the walls but will require a a channel & sump pump to expel seepage through the external brickwork, good luck Alex
