HMO planning permission

Hi, Im going to apply HMO licence for 7 good size rooms including their own kitchenette and shower room. Do I need separately apply for planning permission? (change of use)

Hi. Yes, fir more than 6 rooms you need license and you need planning permission. Also, remember that to comply to HMO, you need a common kitchen and bath, instead the private spaces.

An HMO with seven or more rooms will require both an HMO license and planning permission for a change of use. The C4 use class specifically covers small HMOs with between 3 and 6 unrelated individuals sharing a house as their main residence and can include up to two households. However, authorities will treat larger HMOs with seven or more rooms as Sui Generis, which means they are considered a distinct use class because they have different characteristics and requirements.

The size of your property would mean that is would be classed as a Sui Generis HMO. You will need to ensure some or all of your tenants share the kitchen and a bathroom with wc. Speak to your council regarding planning and applying for your licence. Your licence will run for 5 years You will also need to apply for building regulations for any building work.
