Roofing
glueing roof tiles on brand new roof
Anonymous user 23 February 2024 - 3.52 PM
Hello
We’re getting our loft converted and the builder has done a fairly poor job in my opinion on the roof. They have glued roof tiles around the velux windows and valleys.
They’ve used general silicone not any sort of special adhesive.
The position of the velux windows means it’s not a full tile so you end up with a third of a tile in places, however the few I’ve looked at and touch just literally slide off. They are not fixed on at all.
Please can you help with any thoughts and answer these questions.
1. Is it ok to have glue as the only fixing for roof tiles?
2. How should you attach cut tiles around a velux window?
Thanks for you help in advance.

Are you a tradesperson and able to answer this question?
One you never glue tiles this is not good practice. The tile should be fix and nailed to the battens.
I strongly recommend the you get yourself a roofing contractor and check that they have public liability insurance and VAT Registered also asked to see previous works that they have done.
The glue will not be enough of a fixing for the tiles to remain in place over time. The tiles should be drilled to form new holes to then nail to timber battens
Slates or tiles should not be glued on in any circumstances really.
When slating or tiling around a velux you should always nail or screw the tiles into the timber battens.
If the Velux has been correctly installed with a felt collar and flashing kit it would not be leaking.
Good luck resolving this
Roof tiles should never be glued on.
Tiles can be re-drilled so that they can be nailed onto battens, preferably with 2 fixing points - usually 1 existing hole and a second drilled after tile has been cut.
This can be done with a tile drilling bit, and should be a slightly larger hole than diameter of nail shaft to allow for expansion.

I think they didn't use the larger size of the slates or roof tiles, so the nail into the batten will damage the flashings of the velux. I think most of the roof tiles was done before the installation of the velux, so that's why it happened. Always velux window first and later you have to go with roof tiles around.
