Ask a questionBricklaying & Repointing
Repointing and damp sealing or just damp sealing
Anonymous user 16/03/2024 - 2.51 PM
"I have been advised to have the whole side of my house brick work repointed and damp sealed, because the side wall in the back bedroom, water is seeping through when it is raining in the winter. Next door does not have this problem, and yet I have been told by a builder that their brickwork is worse than ours! Trying to cut the cost this year, I was thinking of just getting the brick work damp sealed and not pointed, and if it does not solve the problem, then getting the brickwork pointed next year. What do you suggest?

depends how the water is penetrating the wall, were its coming from & why . are the bricks damaged, do they need replaced, most water proofing for bricks are not as good as manufacturers claim Thompsons water seal used to be the best until they make more environmentally friendly, bricks are porous some more so than other the cavity was designed to solve this issue but filling it with wall insulation allows water ingress through the brickwork to bridge the cavity creating dampness, or if a solid brick building no cavity built with lime mortar. the lime mortar allowed any water ingress in the brickwork to sit in the lime mortar and exit through the mortar lines when dry out side, if it has been painted ,repointed or rendered with modern material this will trap water ingress in the brickwork creating damp. so you would need to know where the water ingress creating the dampness is entering the building to even have at a guess the best long term solution, one thought is if the neighbours wall is worse than yours and they are not getting damp maybe it not the wall that's the problem
good luck Alex

You can get the damp seal done but if the water is coming into a bedroom upstairs it won’t solve the problem , damp from damp course at ground level will only rise 1metre.

Sealing the brickwork isn't a bad thing just ensure you use a breathable water repellent.
In addition, doing the water sealing first may cause you issues when coming to do the pointing works, reason being is the water repellent will soak in to the brickwork and may affect the new pointing adhering to the sealed bricks.
